Property Management

We are responsible for the physical operation of every property. We are expeditious in conducting inspections and responding to tenants, staff, and prospective tenants. Our property managers visit properties frequently, sometimes daily, assuring prompt response, and ensuring daily and proactive maintenance.

Leasing and Marketing

We employ property management Professionals who have a very high level of skills and abilities to understand the intricacies of property management and leasing. We find that strong landlord representation by SUHRCO, coupled with a direct marketing approach, produces the best lease-up and continued occupancy. This ensures that long-term relationships between clients and tenants are established.

All our managers are employed full-time, on a salaried basis—which we have found avoids some of the conflict when properties are listed on a commission-only basis.

Accounting and Financial Reporting

We stay abreast of constantly changing technology, and we develop and customize sophisticated systems for accurate, timely financial reporting. Our services include:

  • Flexible Accounting Systems: Our Professionals have extensive experience in providing financial reporting to pension funds, insurance companies, REITs, and financial institutions.
  • Lease Abstracts: Lease data is available for review at any time in an Executive Summary.
  • Billing and Accounts Receivable: Real-time access to account activity is based on the regular maintenance of account receivables. Accrual reports give owners both cash and accrual information.
  • Accounts Payable: The administration and control of expenditures are vital components to the success of each property. We present each expenditure to the facilities technician, which are then approved by the client This process ensures not only the accuracy of the payables, but also assures control over expenses.
  • Valuation Analysis: Our Professionals are trained and expert in the operation of Argus valuation/cash flow modeling. This enables us to provide Cost versus Benefit Analysis and the impact on value in the ever-changing real estate economy.
  • Monthly Reports, Business Plans & Budgeting: SUHRCO’s annual budgets and business plans are customizable for clients’ requirements and include summaries of all income and expense activities on a cash or accrual basis.
  • Contract Services

    Contract services for cleaning, utilities service, elevator and mechanical maintenance, security, landscaping, etc. are critically important to the success of every property. We have established long-term relationships with contract service providers who supply SUHRCO with preferential pricing for our clients and prompt response to the needs of our managed assets.

    We establish objective requirements and specifications and prepare RFQs when necessary, investigate the history and competency of all potential contractors, review bids, negotiate favorable terms, and administer and supervise the implementation of services they provide.

    Portfolio Asset Management

    SUHRCO Professionals have the experience, resources, and long-established relationships to oversee the management, operations, and administration of third-party service providers, many of which are located around the country.

    Our Professionals are thoroughly knowledgeable of local real estate trends, environmental issues, complex lease negotiations, financing, and valuation analysis. They have strong real estate principles and are persuasive in their efforts to keep the many facets of asset management on track and moving forward.

    Acquisition Due Diligence Review

    Our experience in acquiring real estate investments for our clients and our own account has given SUHRCO a thorough understanding of the process of orchestrating acquisitions and performing thorough due diligence reviews.

    Construction Administration

    We have extensive experience managing and coordinating tenant improvements and major capital improvements. We have also implemented major property redevelopments and renovations.

    Brokerage

    When it comes time to sell a property, SUHRCO is uniquely qualified to broker it because we have managed the asset. We know and understand the property operations, physical characteristics, and financial position better than anyone. This provides confidence to prospective buyers. It also allows us to respond promptly to requests for information during due diligence.

    Our full-time designated sales agents report to existing and new clients who want to acquire or sell their properties, which creates a valuable marketplace. We also have long-established relationships within the brokerage community. These active brokers know and trust us to deliver and perform.
