Online Payment Service FAQs
for Homeowners


  1. How much does it cost?

There are no per transaction fees or costs to homeowners when using SUHRCO’s online payment service.

  1. What are the benefits of using SUHRCO’s Online Payment Service?

  • Eliminates postage costs and relying on the Postal Service for timely delivery of your payment.

  • It’s Faster! Your bank’s billpayer system still has to mail paper checks to SUHRCO, which can take 5-7 business days to arrive. Online payments through SUHRCO’s new service are processed in two to four business days.

  • You choose when to process your payment electronically.

  • Payments by phone are also available with SUHRCO’s online payment service.

  1. Do I need to register to make payments?

No, you do not need to register to pay online through SUHRCO’s online payment service. Once you have accessed the Online Payments link at www.suhrco.com, you will be required to enter your Account Number, which is located on the top right portion of the payment coupons sent to you by SUHRCO (example: CA VAR A 101 01). Detailed instructions for where to find the information are provided on the website under the link “sample coupon”. If you do not have payment coupons to reference, please contact your Property Accountant at 425-455-0900 or email payments@suhrco.com.

  1. Do the funds go directly to my Association’s bank account?

Your online payment will process in two to four business days, depending on the time & day you make your payment. Once your payment has been successfully processed, the funds are directly deposited to your Association’s bank account.

  1. What types of charges can I pay online?

Any charges owed to your Association can be paid using our Online Payment Service, including Monthly Assessments, Special Assessments, Utilities, Move-In Fees, Late Fees, and any other charges assessed to your account by your Association.

  1. How quickly does my payment post to my account?

Your online payment will process in two to four business days, depending on the time & day you make your payment. Your payment will be posted to your account with your Association the day after payment processing.

  1. Do I get a receipt of payment?

Yes, a payment receipt will be emailed to you once your online payment has been successfully processed. Please keep this receipt for reference. If you need to contact your Property Accountant regarding this payment, you will need the Reference Number on the Receipt.

  1. How does my online payment appear on my bank statement?

Your bank statement will show a payment to “HOA Online Payment”.

  1. Can I pay by electronic check?

Yes, your online payment through SUHRCO’s website is by electronic check or electronic funds transfer. You will just need to provide your bank’s routing number and your account number.

  1. Can I set up recurring monthly payments?

If your Association has its own website and offers online payment service through SUHRCO and Retail Lockbox Merchant Services, LLC (RLMS) you will have the option to schedule recurring monthly payments. Due to banking regulations and restrictions, scheduling recurring monthly payments through SUHRCO’s online service is not available.

  1. Can I pay by credit card?

If your Association has its own website and offers online payments through SUHRCO and RLMS, the Board of Directors may choose to offer the option to accept credit card payments. SUHRCO’s online service does not accept credit card payments.

  1. Can I pay by debit card?

If your Association has its own website and offers online payments through SUHRCO and RLMS, the Board of Directors may choose to offer the option to accept debit card payments. SUHRCO’s online service does not accept debit card payments.

  1. Is my banking information secure?

Retail Lockbox Merchant Services, LLC (RLMS) is the vendor SUHRCO has selected to provide online payment service to our clients. RLMS is an industry leader in remittance processing, credit card and electronic check processing, and document management services. They currently serve the greater Northwest from Washington, Oregon and Idaho to Alaska. They process approximately 2 million check transactions and five million images monthly and over $8 billion dollars a year. RLMS uses SSL128 secure encryption, which is the standard security technology for establishing an encrypted link between a web server and a browser. This link ensures that all data passed between the web server and browsers remain private and integral. SSL is an industry standard and is used by Topmillions of websites in the protection of their online transactions with their customers. In addition, RLMS complies with the SAS70 Type II Audit standards, a widely recognized auditing standard developed by the American Institute of Certified Public Accountants (AICPA). The online payment service offered by SUHRCO through RLMS also provides database validation of current Association homeowners and validation of your bank’s routing number and account number to ensure your payment is successfully posted to your account with your Association.

  1. Can I see a history of my payments?

The online payment service offered through SUHRCO’s website is an external payment system that requires no logon. Every time a payment is made online, an email confirmation is emailed to the person who made the payment. At the same time, the system updates the receipt of payment to SUHRCO, who will also have a backup of the payments.

If your Association has its own website and offers online payments through SUHRCO and RLMS, you will see a history of payments when you log on through the secure online link.

  1. Does our Association need its own website to do online payments?

No, your Association does not need its own website to offer online payments. SUHRCO Residential Properties, LLC and RLMS offer online payments by electronic check or electronic funds transfer through SUHRCO’s website at www.suhrco.com. If your Association has its own website, additional forms of payment may be accepted along with additional services such as a maintenance ticket system, calendar of events, electronic documents and other online services (for an additional fee).

  1. If I don’t have access to the internet, can I still pay electronically?

    Yes, if your Association has chosen to enroll in SUHRCO’s online payment service, homeowners may call Katie Sundquist at (425) 455-0900 for secure and convenient payments by phone. These payments by phone are processed in the same timely manner as online payments at no cost to you.

  2. What happens if an electronic payment is returned by the bank for non-sufficient funds?


    RLMS will notify SUHRCO of the returned payment, and SUHRCO will notify you by mail. The returned payment will be recorded to your account with your Association along with any associated fees. You would be responsible for a $35 NSF fee charged by RLMS in addition to any NSF fees charged by your Association.
